How to prepare for an Open House

It is important that you prepare yourself and your property for the Open House. Here are 10 tips to get you started.

  1. Lower the thermostat to 65 degrees two hours before the Open House. A warm house will turn off buyers in the summer. In the winter they will be dressed for cold weather. Remember, you don't want buyers to see your Realtor sweat!
  2. Wash and put away the dishes, or at least load the dishwasher. The kitchen sink should be clean and empty. Don't leave the dishes on the counter to dry. Put the dishes away. Clean the counters and stove top.
  3. Keep the laundry area clean and tidy. Don't leave clothes lying around. Put away the ironing board.
  4. Clean and hide the litter box. If possible, leave the pets with a neighbor.
  5. Remove as much clutter as possible.
  6. Cut the grass. The yard should be neat and clean. A first impression is a lasting impression!
  7. Park as few vehicles in front of the house as possible. Park in front of a neighbor's house so that buyers can better see your yard.
  8. Put away any materials that may be offensive to potential buyers.
  9. Hide items that are valuable. Items that can be easily stolen like cash and jewelry should be secured.
  10. Go see a movie or have a meal with the family. Buyers are more at ease when the owners aren't around.

The better your house looks the more money in your pocket. With a little time and elbow grease, you can make your Open House a great success.
