Mortgage Forgiveness Debt Relief Act of 2007
When the sale of a property does not generate enough proceeds to pay off a mortgage, the lender may forgive part of the debt. This forgiven debt is usually reported to the IRS as income on form 1099. The Mortgage Forgiveness Debt Relief Act of 2007 makes that amount tax free for many people.

10 Tips for Staying Safe While Selling Your Home

Letting strangers into your home while trying to sell it yourself, can be a risky business. We want to share our tips of the trade to keep you and your family safe.

  1. When making appointments with buyers, never tell them times when you won’t be home. You can say, "We’re not showing the house at that time."
  2. Meet at a different location first to get their personal information (full name, address, phone numbers, driver’s license number). Share that information along with appointment time with a trusted person.
  3. If somebody just walks up to your house and knocks on the door to see inside, insist that the house isn’t ready to show but you would be happy to make an appointment.
  4. If you choose to let somebody that knocks on the door into your house, step outside first and get their personal information along with make of car and license plate number. Then phone this information to a trusted person.
  5. Always have 2 people in the house while showing it.
  6. Keep your cell phone with you at all times while escorting people through your house.
  7. Phone your trusted person at least once during the appointment and also afterwards. Have a secret word that would let the trusted person know if you are in danger.
  8. Make sure all valuables, keys, wallets, and identifying information are put out of sight.
  9. Never give out your daily schedule.
  10. Trust your gut!!
